• Search & acquired for one of our retail business clients a warehouse unit in a town centre location, client now obtained planning permission for change of use from warehouse to retail. We assisted this same client to negotiate his lease with rent reduction in his last Lease renewal when it was at the peak of commercial property market and now advised this client to take advantage from the economic downturn to acquire his own Freehold property.
This client will be moving next spring when conversion of the property completed. We have also recommended client to partition and let the first floor of the property to 3 other related nature businesses which not only will help to pull potential clients in for each other, it will also help to fund the conversion and the repayment of the Mortgage until our client’s business grow big enough to take on the whole property in the entirety in the foreseeable future.
• We have assisted one of our Residential property Investor clients to search and acquire properties of value in excess of £1M and all properties have been constantly let and generating regular return on the Investment.
• We have acquired properties for other Residential property Investor clients with ready Individual and Corporate Tenants and clients have been able to achieve return on investment from day one.
• We have been assigned by Residential property Investor clients for on-site search of Overseas properties in Berlin, Bulgaria, Italy, Lapland, Orlando in USA & Turkey.
•The Interior Design knowledge of our Team equipped us to assist both Residential & Commercial property clients to maximize and fully utilise the available space of their properties and to refurbish their property to high standard.
